Terms of Service
These are the terms Clean Best works under. They are written to be read rather than to be survived, and nothing in them contradicts what the rest of this website says: the quote is fixed and in writing, the agreement is rolling, and there is no lock-in term anywhere.

1. Who these terms are with
These terms apply between you and CLEAN BEST GROUP PTY LTD (ABN 84 700 040 553), trading as Clean Best, of 54 Columbia Rd, Seven Hills NSW 2147. They cover cleaning services provided in Yennora NSW 2161 and the surrounding area, and the use of this website.
2. Quotes
Quotes are free and carry no obligation. For a commercial or industrial premises we quote after a walkthrough of the site, because floor area alone does not tell us what the work is. For a straightforward home we may quote from a detailed description instead.
A quote is confirmed to you in writing, as one fixed figure with a scope attached, and it is valid for 30 days from the date we send it. We do not publish a rate card, and no price is binding until it is in writing.
3. Scope of work
The written scope defines what we clean. Tasks are set out as every-visit, weekly or periodic work, and anything quoted as a separate program — floor stripping and sealing, pressure washing, height-access work — is stated separately rather than absorbed into a regular figure.
Work outside the written scope is quoted before it is done, never after. If we think something needs doing that is not in the scope, you will get a price and a choice, not an invoice.
4. Your site, access and safety
You agree to give us safe and reasonable access to the site at the agreed times, and to tell us about hazards we could not reasonably be expected to know about. On an industrial site, we work to your traffic-management plan, your exclusion zones and your site rules. If a zone is live when we arrive, the work in that zone is rescheduled rather than done anyway.
Where you provide us with keys, codes or access cards, they are held only by the cleaner assigned to your site and their supervisor, they are logged, and they are returned or changed when either of those people changes.
5. What we do not do
Clean Best cleans. We do not handle your product, and we do not handle regulated, clinical, cytotoxic or sharps waste — that remains with your licensed waste contractor. We do not carry out repairs, trade work, concrete grinding, coating repair, plumbing, pest control or ventilation work. Where a job actually needs one of those, we will say so rather than take it on.
We do not move or tidy belongings in a home, and we do not move or reposition objects on an altar, shrine or memorial in a place of worship, unless we have been specifically asked to.
6. The agreement is rolling
There is no lock-in term. Ongoing cleaning runs on a rolling agreement that either party may end with 30 days written notice. You may change the frequency, add or remove areas, or pause the service over a shutdown, and a variation is quoted before it takes effect.
7. Cancelling or rescheduling a visit
Tell us as early as you can and we will move it. Where a scheduled visit is cancelled at very short notice, or where our cleaner arrives and cannot get access to the site through no fault of ours, we may charge for the visit, because the time has already been committed. We will always talk to you before doing that rather than simply invoicing.
8. If something is not right
Ring the supervisor whose name and number you already have. Where work covered by the written scope has not been done properly, we will put it right on the next visit at no cost to you. We audit each site monthly against the written scope and send you the result, including what was missed.
For end of lease and make-good cleans, where an inspection fails on something that was in our scope and that we were paid to do, we return and re-clean it at no cost. That does not extend to repairs, damage or anything cleaning cannot fix, which we identify in writing at the walkthrough precisely so it is not a surprise later.
9. Payment
Invoices are issued on the terms stated in your written quote. We do not take payment before a quote has been accepted, and we do not require a deposit for regular commercial cleaning.
10. Insurance and clearances
Clean Best holds $20m public liability cover and workers compensation for everyone on the roster. Certificates of currency are supplied on request, and to a site before the first shift where the site requires them. Every cleaner is police-checked, and cleaners on childcare and school sites hold a current Working With Children Check.
11. Liability
Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded. Subject to that, our liability for a failure to comply with a consumer guarantee is limited, where the law permits, to supplying the services again or paying the cost of having them supplied again.
You must tell us about any damage you believe we have caused within a reasonable time of it occurring, so that it can actually be investigated while the evidence still exists.
12. This website
The content of this website is provided in good faith and is intended to describe our services honestly, including the parts of the Yennora market that are small. It is not a contract. The written quote and scope we send you is the contract, and where the two differ, the written quote governs.
13. Privacy
We handle personal information in accordance with our privacy policy. We do not sell it, and we do not add you to a marketing list because you asked us for a quote.
14. Governing law
These terms are governed by the laws of New South Wales, Australia, and the courts of New South Wales have jurisdiction over any dispute arising under them.
